This is a unique tract of typical Central West Texas range land, being a cattle ranch as well as a good wildlife habitat for Deer, Turkey, Quail, Dove, and many varmints including Bobcat. In normal conditions this ranch could carry 30 to 40 cow/calf pairs. However due to the statewide drought the owner has not stocked the ranch in several years.
Water is provided by earthen dams on Fuzzy Creek that traverses the property from west to east. Additional water can be purchased from the community water system located along F M 1929 that fronts the tract. Located at the headquarters are 2 mobile homes covered with sheet iron roofs and concrete porches in place surrounding the dwellings. The owner’sresidence is in excellent condition, however the other structure is in need of repair. A good set of pipe cattle pens are also located at the headquarters. In normal conditions the owners home overlooks a manmade lake on Fuzzy Creek.
Thenative cover on the ranch consists of Mesquite with Gramma and Sideoats Gramma grasses and a good cover of underbrush that provides good cover for the wildlife. The interior road system is good and passable in nearly all types of weather. Additional dams on Fuzzy Creek provide more water in normal times. There are no cross fences in place on the ranch. There are 4 deerblinds in place with feeders in place and they are included in the sale price. All minerals, water, and wind rights owned by the Seller will transfer with the surface.
This property is well located being 14 miles South of Ballinger, Texas, 4 miles north of Paint Creek, Texas, and 12 miles West of Lake O. H. Ivey which provides water recreation for the area population.
The property is priced at $1,300.00 per acre cash to the Seller at closing.
